Render cleaning is the low-pressure, chemistry-led removal of algae, mould, lichen and atmospheric staining from rendered elevations. On modern homes it is the single highest-impact exterior clean available: render covers the largest visible area of the building, so the difference between streaked and uniform is the difference between a tired property and a sharp one.
Modern renders: K-Rend, silicone, monocouche and thin-coat systems: are designed to shed water and resist staining, but in the North West's damp climate the surface still colonises. Growth typically starts on north-facing elevations, under sills, beneath copings and wherever water runs, which is why the classic failure pattern is vertical streaking rather than general dirt.
The correct treatment is soft washing: biocidal solution applied at low pressure, given proper dwell time to kill the growth at the root, then rinsed gently. Pressure washing render is a well-documented way to crack it, force water behind it and leave a patchy, permanently marked elevation.

How much does render cleaning cost?
Pricing depends on the number and height of elevations, render type, access and staining severity. You get fixed, itemised pricing before booking, and the figure does not change on the day.
Can K-Rend be pressure washed?
It should not be. High pressure can crack thin-coat systems, force water behind the render and leave permanent banding. Soft washing at low pressure is the correct and manufacturer-consistent method.
How long does render cleaning last?
Typically several years, because soft washing kills the growth at the root. Shaded and north-facing elevations, or walls under trees, regreen sooner.
Will cleaning remove the colour from my render?
No. Correct dilution and product selection restore the render's actual colour. Colour loss and patchiness come from bleach, over-concentrated products or pressure damage: the things we specifically avoid.
How long does a full render clean take?
Most domestic properties are completed in a single visit. Larger homes, high elevations or combined roof and gutter work may extend it, confirmed at quotation.
Can you remove black spot and lichen from render?
Yes. Both need biocidal treatment and dwell time rather than force. Very well-established growth occasionally needs a second application, which we flag before starting.
Why did my render go green again so quickly last time?
Almost always because it was rinsed or jetted rather than treated, so the root system survived: or because gutter overflow is still running down the wall.
Do you clean gutters, fascias and soffits at the same time?
Yes, and it is usually the sensible choice: access is already in place and clearing the drainage above stops the render restreaking.
