What conservatory cleaning actually involves

Conservatory cleaning covers far more than the glass. The roof panels, ridge, glazing bars, box and valley gutters, finials, frames, cills and internal glass all contribute to whether the room feels bright and usable or dim and neglected. Most conservatories that owners describe as gloomy simply have several seasons of algae and leaf silt on the roof.

We clean using purified water fed through reach poles, gentle detergents where required, and hand detailing on glazing bars, seals and finials. Roof panels: glass or polycarbonate: are cleaned at low pressure, and box gutters and valleys are cleared of the leaf litter that causes leaks at the abutment with the house.

Because the difference is measured in light rather than in appearance alone, this is one of the few exterior jobs whose result you feel from inside as much as you see from outside.

Why professional work matters here

Conservatory roofs are fragile and non-load-bearing, and polycarbonate scratches almost as easily as it clouds. Pressure jetting past seals is a genuine cause of leaks, and standing or leaning on a roof panel is a genuine cause of falls. Reach-pole cleaning with purified water avoids all three: no contact load on the panels, no water forced past seals, and no smearing or spotting because the water dries residue-free.

Roof types and correct method

The roof dictates almost everything about how a conservatory is cleaned.

  • Polycarbonate multiwall: scratches and clouds easily; low pressure, soft brush, no abrasives, and algae cleared from the flutes and end caps
  • Glass and self-cleaning glass: cleaned with purified water only, since detergents can affect self-cleaning coatings
  • Lantern roofs and orangery glazing: hand-detailed around the bars and upstand, where growth concentrates
  • Tiled and solid conversions: cleaned like a small roof, with soft washing where moss has taken hold
  • UPVC and aluminium frames: cleaned appropriately for the finish, with restorative treatment where oxidation warrants it

Box gutters, valleys and the abutment

Where a conservatory meets the house there is normally a box gutter or valley that collects everything shed from the main roof. It is out of sight, rarely inspected and consistently the point at which conservatories leak. We clear it as standard, test that water flows away, and photograph the condition so you can see what was in there and what it looks like now.

Internal glass and condensation

Cleaning inside as well as out makes a substantial difference to how the room reads, particularly on a lantern or a full glass roof. Persistent misting between panes, however, is a failed sealed unit rather than dirt, no cleaning will resolve it. Where we see it, we identify it clearly so you can price replacement glazing rather than repeatedly paying to clean an unfixable problem.

Frequency and seasonal timing

Most conservatories benefit from an annual clean, ideally in spring before the room comes back into daily use, with a gutter and valley check in late autumn on properties under tree cover. Shaded structures and those under overhanging trees green up quickly and are better served twice a year.

How much does conservatory cleaning cost?

Pricing reflects size, roof type, whether internal glass is included and the gutter arrangement. Every quote is fixed and itemised before booking.

Do you clean the roof as well as the glass?

Yes: roof panels, ridge, glazing bars, frames, finials, box gutters and downpipes are all included, because cleaning only the vertical glass barely changes how the room feels.

Will you scratch my polycarbonate roof?

No. Polycarbonate is cleaned with soft brushes and purified water at low pressure, with no abrasive products and no contact load placed on the panels.

Can you clean the inside of the glass too?

Yes, on request. Internal cleaning makes a big difference on lantern roofs and full glass roofs and is quoted as a separate line item.

My conservatory leaks: will cleaning fix it?

Often, yes, if the cause is a blocked box gutter or valley, which it usually is. If the cause is a failed seal or flashing we will tell you and photograph it rather than claim otherwise.

How often should a conservatory be cleaned?

Annually for most, twice yearly under trees or in heavy shade. Spring is the ideal time, before the room comes back into regular use.

Is it safe to walk on the roof?

No, and we never do. All work is carried out from ground level with reach poles and appropriate access equipment.

Will the panels look new again?

Green film, silt and streaking come off completely. Panels that have clouded internally or crazed with UV age will improve but cannot be restored by cleaning, and we say so before quoting.

Do you clean orangeries and glass extensions too?

Yes, including lantern roofs, flat roof glazing, bifold and sliding door glass and the surrounding frames.
