The Service

What commercial exterior cleaning actually involves

Commercial exterior cleaning covers everything on a business premises that the weather and the public touch: entrances, forecourts, car parks, service yards, bin stores, elevations, render, cladding, signage surrounds, canopies, roofs and gutters. It is planned, repeatable work rather than a one-off tidy-up.

For a hotel, care home, restaurant or retail unit, the exterior is the first quality signal a guest, resident's family or customer receives. It is also a liability surface: algae on a wet entrance path or grease at a service door is a slip claim waiting to happen, and it is entirely preventable.

We work from a sign-written, van-mounted hot-water system running up to 3,500–4,000 PSI at temperatures up to 120°C, with soft washing available for elevations and delicate substrates. Both systems on one vehicle means the whole site can be handled in a single mobilisation.

Why professional work matters here

Commercial sites carry obligations a domestic drive does not: public liability, occupancy, restricted working windows, environmental controls on run-off, and pedestrian safety while work is in progress. Professional commercial cleaning means insured operatives, DBS-checked staff, work scheduled outside trading hours where required, controlled wash-water management, and documented before-and-after evidence for your own records and inspections.

Who this is for

  • Hotels and hospitality

Entrances, terraces, car parks and elevations where guest first impressions and online photographs matter commercially.

  • Care homes and healthcare

Slip-safe paths and entrances, clean elevations, and DBS-checked operatives on site around vulnerable residents.

  • Retail parks and shopfronts

Forecourts, walkways, canopies and entrances kept presentable and free of gum, grease and staining.

  • Offices, apartment blocks and managed estates

Communal areas, bin stores, car parks and elevations maintained on a planned cycle for tenants and residents.

When it is needed

  • Algae or grease making entrances and walkways slippery
  • Car parks, service yards and bin stores visibly staining
  • Elevations, render or cladding streaking green or black
  • Gutters overflowing and marking the building below
  • Before an inspection, audit, seasonal peak, reopening or photography
  • Whenever the exterior no longer matches the standard of the interior
What Happens If It's Left

The cost of leaving it another season.

On a commercial building, a neglected exterior is not just an appearance problem; it is a risk and a revenue problem.

Slip claims

Algae on a wet entrance path or grease at a service door is a genuine and well-documented slip hazard, and the resulting claim dwarfs the cost of a cleaning schedule.

Guests judge before they enter

A stained forecourt and streaked elevation set expectations for everything inside, and they appear in every photograph a guest or customer takes.

Inspection and audit findings

In care, hospitality and food environments, exterior condition and bin-store cleanliness are visible, recordable and avoidable findings.

Fabric deterioration accelerates

Blocked gutters, moss-laden roofs and algae-covered render cause damp, frost damage and repair bills that scale with the size of the building.

Deferred maintenance compounds

Cleaning that slips from annual to occasional turns a scheduled cost into an emergency one, usually at the worst possible time of year.

Common mistakes we're called in to fix

  • Booking reactive one-off cleans instead of a planned schedule, so the building is only ever cleaned once it looks bad
  • Using uninsured or non-DBS-checked contractors on sites with public, residents or vulnerable people
  • Pressure washing rendered or clad elevations, causing water ingress and permanent banding
  • Ignoring gutters and roofs, so cleaned elevations restreak within weeks
  • Allowing uncontrolled wash-water run-off into surface drains

A planned exterior schedule is a predictable line item. Slip claims, damp remediation and emergency reactive work are not.

Our Process

Five steps, agreed before we start.

01

Site survey & fixed quote

We walk the site, identify every surface in scope, note access, drainage and trading constraints, then issue fixed, itemised pricing per element.

02

Scheduling & safe set-up

Work planned around your trading and occupancy hours, with pedestrian routes, signage and protection set up before anything starts.

03

Cleaning execution

Hot-water pressure washing on hard surfaces and soft washing on elevations and delicate substrates: the right method per surface, in one mobilisation.

04

Drainage clearance & verification

Gutters, valleys and downpipes cleared where in scope, wash-water managed responsibly, and every area checked against the agreed scope.

05

Reporting & planned maintenance

Before-and-after photographs supplied for your records, any defects found reported honestly, and a recurring schedule agreed if you want one.

What You Get

Specific outcomes, not vague promises.

Liability reduced

Slip-safe entrances, walkways and service areas, with photographic evidence that the work was carried out.

Zero disruption to trading

Scheduled early, late or out of hours so customers, guests and residents are unaffected.

Whole site, one contractor

Hard surfaces, elevations, roofs and gutters handled in one mobilisation instead of three separate visits.

Predictable, itemised cost

Fixed pricing per element, agreed before work starts: no day-rate creep, no on-the-day extras.

Documented for compliance

Before-and-after photographs supplied every visit for your maintenance and inspection records.

Building fabric protected

Clear drainage and growth-free elevations reduce damp, frost damage and long-term repair spend.

In Detail

Materials, methods and where each applies.

Sectors we work with

Different premises carry different priorities, and the schedule reflects that.

  • Hotels and serviced accommodation: entrances, terraces, car parks, elevations, guest-facing photography standards
  • Care homes and healthcare: slip-safe paths, DBS-checked operatives, quiet working, minimal disruption to residents
  • Restaurants, pubs and food outlets: grease, bin stores, service yards, outdoor dining areas
  • Retail parks and shopfronts: forecourts, walkways, canopies, gum removal, entrance matting areas
  • Offices and business parks: car parks, walkways, elevations, communal areas
  • Apartment blocks and managed estates: communal paths, bin stores, render, gutters
  • Industrial and logistics units: service yards, loading bays, access roads

Surfaces and methods on a commercial site

A single site typically needs several methods, which is why we carry both systems.

  • Hot-water pressure washing at up to 120°C: forecourts, car parks, service yards, bin stores, grease and oil
  • Rotary surface cleaning: large open areas cleaned evenly and efficiently
  • Soft washing: render, cladding, painted masonry, canopies and signage surrounds
  • Roof moss removal and gutter clearance, protecting the fabric and stopping elevation restreaking
  • uPVC, fascia and soffit cleaning, usually combined with roof access
  • Chewing gum, grease and organic staining removal at entrances and service areas

Scheduling, access and working windows

Most commercial work happens outside trading hours. We plan around opening times, guest arrival patterns, resident routines, deliveries and peak trading periods, and we set up pedestrian management before starting. Where a site needs phasing so that half the car park stays open, that is planned at survey stage and reflected in the quotation rather than improvised on the day.

Planned maintenance versus reactive cleaning

One-off cleans are available and sometimes exactly right, before an opening, an inspection or a photography shoot. But most commercial buildings are better served by a recurring schedule: quarterly, biannual or annual depending on footfall, tree cover and aspect. Scheduled work costs less per visit, prevents the building ever reaching a visibly neglected state, and produces a continuous photographic record for your maintenance files.

Insurance, DBS and site conduct

We are fully insured for commercial and residential work and DBS checked, which matters particularly in care, education and residential settings. Vehicles are sign-written, operatives are uniformed and identifiable, and rinse-water is managed responsibly rather than discharged carelessly into surface drainage.

Questions

Commercial Exterior Cleaning, straight answers.

How much does commercial exterior cleaning cost?

It depends on site size, surfaces in scope, access and frequency. Every site is surveyed and quoted with fixed, itemised pricing per element, so you can approve the whole scope or select parts of it. Scheduled contracts are priced per visit.

Can you work outside our trading hours?

Yes. Most commercial work is scheduled early morning, evening or overnight so customers, guests and residents are not disrupted. Working windows are agreed at survey stage.

Are you insured and DBS checked?

Yes to both. We are fully insured for commercial and residential work and DBS checked, which is a standing requirement for the care and residential sites we work on.

How often should a commercial exterior be cleaned?

Typically quarterly to annually depending on footfall, aspect, tree cover and sector. High-traffic hospitality entrances need more frequent attention than an office car park.

Do you provide documentation for our records?

Yes. Before-and-after photographs are supplied for every visit, and any defects we notice: blocked drainage, damaged tiles, failed pointing: are reported to you honestly.

Can you clean the roof, gutters and elevations as well as the ground surfaces?

Yes, and doing them in one mobilisation is the efficient approach. Clearing gutters and roofs also stops cleaned elevations restreaking within weeks.

Do you remove chewing gum, grease and oil?

Yes. Hot water at up to 120°C combined with targeted degreasing handles gum, grease, oil and organic staining at entrances, service yards and bin stores.

How do you manage wash-water and environmental compliance?

Rinse-water routes are planned at survey stage, we use eco-friendly products, and run-off is controlled rather than discharged carelessly into surface drains.

Can you attend urgently if we have an issue before an inspection?

Call 07549 064190 and we will tell you honestly what we can achieve and by when. Pre-inspection and pre-opening work is prioritised where we have capacity.

Which areas do you cover for commercial work?

Based in Cheshire and covering the whole North West: Greater Manchester, Merseyside, Lancashire, Cheshire and into North Wales.
